Investment Criteria

We begin our journey by defining a set of criteria that help us identify real estate projects with the potential to deliver exceptional returns. These criteria serve as the foundation of our investment strategy:

 

Type of Property: Our primary focus is on residential properties, which we consider a priority in our investment portfolio.

Geographical Area: We have a strong preference for projects located in the BENELUX region, but we also explore opportunities throughout Europe (and sometimes, outside) to ensure diversification and growth.

Type of Financing: Mezzanine financing is our preferred method, often (let’s say always) coupled with traditional bank credit. This approach allows us to provide flexible financing solutions that suit the unique needs of each project.

Collateral: We prioritize projects that offer robust collateral options, including mortgage security, pledges, professional guarantees, and call/put options, providing security for both us and our partners.

Investment Size: We typically invest in projects with ticket sizes ranging from €1 million to €10 million per deal, but we remain open to exceeding these amounts on a case-by-case basis.

Investment Period: Our investment horizon typically spans 1 to 5 years, with interest payments structured on a frequent basis.

Financing Structure: We consider various financing structures, including amortizing, bullet payments, and structured approaches, tailoring our solutions to the unique characteristics of each project.

Our Four-Step Approach:

Project Analysis: Our dedicated team conducts a thorough analysis of the project's economic viability and financing plan. This step forms the basis for our decision to move forward.
 
Due Diligence: Upon acceptance of our offer, we proceed with a meticulous due diligence process, which typically spans 2 to 4 weeks. This step is crucial for assessing the project's feasibility and uncovering any potential risks or challenges.
 
Offer Submission: If our initial analysis is conclusive, we present a termsheet that outlines our offer. This offer is binding for the real estate developer, demonstrating our commitment to the project.
 
Legal Documentation: If the due diligence is successful, we move forward to draft comprehensive legal documentation, including Representations & Warranties, ensuring a secure and transparent investment process for all parties involved.
